Office Dilapidations

Expert Office Dilapidations Services for a Smooth Handover

Dilapidations refer to the repairs and reinstatement works required either during a tenancy or at the end of a lease.

In most commercial leases, tenants are obliged to return the office space in a fully rentable condition. This typically means restoring the property to how it was at the start of the lease, allowing it to be re-let without issue.

Dilapidation works usually include removing any tenant-installed furniture, fixtures and fittings, repairing damage such as flooring or walls, arranging an Electrical Installation Condition Report (EICR), and carrying out redecoration throughout the space.

What are Dilapidations?

Dilapidations are the repairs and reinstatement works required either during a lease or at its end. Most commercial leases require tenants to return the property in the same condition as when the lease began, meaning the office must be fully reinstated to its original state.

Reinstatement costs can be significant. The process often includes removing partitions, taking out any tenant-installed furniture, fixtures and fittings, repairing damage such as flooring, obtaining an Electrical Installation Condition Report (EICR), and usually redecorating throughout the space. This overall process is commonly referred to as reinstatement.

How can the costs be saved?

The dilapidations market has a fundamental imbalance: landlords typically appoint the contractors, while departing tenants are responsible for the cost. As a result, pricing due diligence is often not as rigorous as it would be if tenants were commissioning and paying for the works directly.

In most cases, we can deliver workspace dilapidations at around 25–30% less than landlord-quoted costs. Completing the required works before handing back the keys can lead to substantial cost savings.
