In most commercial leases, tenants are obliged to return the office space in a fully rentable condition. This typically means restoring the property to how it was at the start of the lease, allowing it to be re-let without issue.
Dilapidation works usually include removing any tenant-installed furniture, fixtures and fittings, repairing damage such as flooring or walls, arranging an Electrical Installation Condition Report (EICR), and carrying out redecoration throughout the space.
